The Project
This Primary School was facing leaks due to the school’s current roofing being in poor condition and showing signs of age-related deterioration, being over 50 years old and forming part of the school’s original construction. This project aimed to resolve the issues across the seven areas of flat roofing. The leaks also posed a number of health and safety risks to the staff and students at the school.
The leaking from the school roof caused disturbances to the teaching and learning environment due to the closure of various rooms and corridors. The roof further suffered from thermal loss due to saturated insulation.
On visual examination of roof , it was evident that the former waterproofing systems were in an extremely poor/failed condition. There was evidence of air/moisture/water trapped within or beneath felt waterproofing systems. This had resulted in blistering in numerous areas of the existing waterproofing and despite multiple repair attempts, the problems remained.
The Solution
M+C successfully secured CIF funding to undertake works which reduced the school’s health and safety risks and prevented any further disturbance to the learning environment with no more leaks into the school. The new roof increased the building’s life expectancy and reduced any health and safety risks.
In addition, by carrying out the works identified, the school would save significant amounts of money in the future, through decreased maintenance requirements. Naturally this also lessens the risk of classrooms and/or whole blocks being closed as a result of total failure of the roof and/or structure.
As part of the CIF funding process, M+C appointed Cambridge Flat Roofing, to deliver the works, which come with a comprehensive 25-year insurance-backed warranty, ensuring long-term peace of mind and protection. Furthermore, the school’s new roofing system has reducing energy costs by installing improved thermal insulation, resulting in improved efficiency and cost savings for the school.
