What is a local RICS surveyor?
For those of you who don’t know, surveying is almost like a health check on your property. This process is usually done when buying a new home or piece of land. Surveys can help you to detect any problems that may be lurking under the surface. This will allow you to make a more informed investment.
RICS stands for The Royal Institution of Chartered Surveyors. This is a professional body that sets standards across the real estate, land management, and construction industries. Their work encourages businesses to hold the highest professional qualifications. When choosing a surveyor, it’s important to ensure they are regulated by RICS. This is a mark of enormous credibility.
What can a survey help me to identify?
Surveys can help identify hundreds, if not thousands, of problems around a property. A level 3 survey is the most thorough check and can provide an incredible level of detail.
Below, we’ve listed some of the most common issues highlighted in a property survey:
Asbestos
Asbestos is an incredibly harmful material that was once commonly used within the construction process. In 1999, the majority of products containing this were banned, although homes and other buildings containing asbestos do still remain. As an experienced local RICS surveyor, this is one of the most common issues highlighted in our homebuyer’s surveys. If not removed, this material can lead to long-term, serious health issues.
Damp
Damp and mould are incredibly common, especially among older homes. Nevertheless, it’s important to treat these issues rather than let them fester. Cases range drastically in severity, although this can become a costly issue to put right.
Structural Movement
Structural movement isn’t always something to worry about but in some cases, this can develop into a severe issue. Cracks are one of the biggest tell-tale signs. Although rare, movement can cause collapsing walls and roofs, posing a huge threat to safety.
Roof Issues
Faults with roofs can be costly to fix. Equally, however, this isn’t an area of your home that you should be neglecting. Blocked or faulty guttering, broken or missing tiles, or an unstable structure are all issues commonly identified in surveys.
Insulation
Given the rising costs of heating and electricity, good insulation is key when purchasing your next property. During a survey, checks will be carried out on this area. From here, our local RICS surveyor will be able to determine the quality of a home’s insulation and advise on costs involved in improving this.
What level of survey do I need?
There are 3 levels of survey. These include…
Level 1
The most basic of them all but adequate if you’re purchasing a brand-new property.
Level 2
A level 2 is the most common type of survey and is recommended for those of you who are buying a property that is a couple of years old or more.
Level 3
This type of survey is more intense and looks deep into a property’s health. This is recommended if you’re purchasing a really old building or a fixer upper.
