Commercial Facilities Management: Building Your FM Plan for 2024

When it comes to owning a property, the last thing you want to do is neglect it. Afterall, buildings are financial investments. As such, commercial facilities management is vital if you want to take good care of your assets.

With January just a few weeks away, there is little time left to get your facilities management (FM) in order. To help you on your way, however, our team have put together this guide including everything that should be in your FM plan.

  1. Safety

One of the main aims of commercial facilities management, is safety. It is the job of your facilities manager to ensure that all employees and customers are safe at all times. Failure to protect customers, staff, or even pupils (if you are a school) can result in large fines or even prosecution.

Fire safety should be a top priority. You should create a tracking system for when these measures need servicing or replacing, be it a smoke alarm, fire blanket, or extinguisher to name a few examples.

  1. Security

Although some firms may choose to outsource their security, this is still the responsibility of a facilities management team. Plan whether you are going to be making any technology upgrades in 2024 and where the budget for this will come from. You should also be carrying out regular checks on fencing and any security locks around the property or land. This is a vital part of FM and will help to prevent any trespassing, theft, or criminal damage.

  1. Maintenance and Upgrades

Another key aspect to include within your commercial facilities management plan is a schedule for elements you need to be maintaining or upgrading throughout 2024. For example, HVAC systems need constant maintenance and failure to do so could lead to costly repairs or downtime for your business or school.

  1. Ad-hoc Duties

In addition to all of the above, there are also a number of ad-hoc duties you should allocate time for. Although ad-hoc problems are hard to plan for, they are still time consuming. There are a hundred and one things that could go wrong at any moment, from a leaky roof to a broken toilet system. The larger the building/organisation and depending on the size of your FM team, the more time you will need to allow for these kinds of issues.
