Our team recently conducted an RICS Level 2 Home Survey for this client, who were considering the purchase of a modern chalet bungalow in Essex. The property featured advanced technologies including solar water heating and a central app-based management system across the main dwelling, detached garage, workshop, and pool building.

The Process
The survey involved a detailed visual inspection of all accessible areas, additionally utilising technologies such as drones to access hard to reach area. The inspection covered internal and external elements—walls, floors, roofs, services and all permanent outbuildings. Our RICS chartered surveyor provided condition ratings for key elements, flagging both urgent repairs and areas requiring routine maintenance for long-term performance.

Key Findings

  • The property was generally well maintained, with good design and thoughtful management systems.

  • Urgent attention was recommended for the water supply standpipe (requiring frost protection), access modifications to pipework, and a full Electrical Installation Condition Report (EICR).

  • Non-serious issues included minor repairs to mortar joints, repointing of garden walls, and attention to external joinery and finishes. Sliding doors and patio openings required adjustments and sealing for weatherproofing.

  • All roof coverings, windows, and most internal finishes were found to be in good working order.

  • Maintenance advice was provided on underfloor heating, drainage systems, and regular service schedules for technologies up to 12 years old.

  • Recommendations for legal advisers included verifying building regulation certificates, guarantees, and service contracts for installed systems.
