What is a Home Buyer’s Survey?

A Home Buyer’s Survey is an inspection of a property, carried out by an RICS Chartered Surveyor, during the purchase or upgrading process. They assess the condition of a property and highlight any current or potential defects that may occur. They help purchasers make an informed investment and provide peace of mind that there are no hidden problems. 

Which survey do I need?

There are three types of house surveys which offer varied levels of investigation, depending on your needs and the certain elements of the property.

Level 1

Suitable for newer properties built from common building materials.

 

This level of survey offers a visual inspection and a basic summary of current defects and potential risks to the property.

Level 2

Suitable for conventional properties made from common building materials.

 

An intermediate level of survey offers a more extensive visual investigation. This includes concealed areas, such as roof spaces, which are often used by the occupier.

Level 3

Suitable for properties that are older, larger, in poor condition, or have any planned or current extensive alterations.

 

A thorough visual inspection with the highest level of detail, including a technical report on structure, condition and repairs.
