The school’s existing library had become unfit for purpose, unable to meet the educational needs of modern learning environments or accommodate the increasing number of students requiring dedicated quiet study and reading spaces.
The London Borough of Barking & Dagenham recognised the need for a purpose-built library facility that would address the current capacity issues whilst also having the potential for future expansion . The challenge was compounded by the need to maintain normal school operations throughout the construction period, requiring careful planning to minimise disruption to teaching and learning.
The old library lacked modern amenities, natural light, and flexible learning spaces that contemporary education demands. With literacy standards being a key priority for the borough, a new library space was essential to support the school’s objectives.
The Project
Munday & Cramer developed plans for a new-build timber frame library block positioned strategically to allow a clear vision across the playground whilst providing essential service routes through the site. The building’s shape and orientation were carefully considered to maximise both functionality and the school’s operational requirements, as this was emphasised by the school.
Key Design Features:
- Single-storey timber frame construction with composite cedar cladding
- Aluminium windows and bi-folding doors providing excellent natural light
- Integrated canopy structure for weather protection
A significant element of the project was the implementation of the borough’s first IG55 gaseous fire suppression system. This technology combines Argon and Nitrogen gases to provide fire protection without the water damage risks associated with traditional sprinkler systems. The client’s preference to avoid sprinklers, based on previous experiences with water damage, made this an essential element of the project.
Project Challenges and Solutions
The innovative IG55 system presented procurement challenges, as this was new technology for both the borough and many potential contractors. Munday & Cramer worked closely with specialist suppliers Hall & Kay Fire Engineering to ensure proper specification and seamless integration with the overall project.
This project was among the first for the London Borough of Barking & Dagenham to fully implement requirements under the Building Safety Act 2022. This required enhanced documentation, additional safety protocols, and additional compliance procedures throughout the design and construction phases.
The contractors, Surecast Limited demonstrated professionalism and adaptability, successfully delivering the complex project requirements.
Project Delivery
The 26-week construction programme was carefully phased to work around the school calendar, with major disruption works scheduled during holiday periods where possible. The project commenced in January 2025 with site establishment and enabling works, progressing through foundation construction during February half-term.

The construction methodology incorporated sustainable practices including locally-sourced timber framing, high-performance insulation systems, and energy-efficient heat pump technology providing both heating and cooling capabilities.
The project’s success has acted as a great example for future educational developments within the borough, demonstrating that complex technical requirements can be delivered without compromising educational continuity.
Munday & Cramer’s role ensured coordination from initial concept through to successful handover, delivering the complete school library that will serve the Becontree into the future.
